Another  stressful but ultimately rewarding week for Mark O'Connell of The Ashton Real Estate Group of RE/MAX EliteMonday: Mark meet with clients from Chattanooga and viewed a 100 year old home in College Grove. This property needs a lot of renovation but has a cabin, over 3 acres and also a creek. It would make a terrific investment  if it could be purchased for the right price.Tuesday: Mark attended the May kickoff meeting with  RE/MAX Elite. In the afternoon he met with a client relocating from Huntsville, Alabama and showed a single-family home in  downtown Nashville.Wednesday: Mark reconnected  with old and new clients returning to the website. In the evening Mark conducted a final walk-through of a single-family home near Bradford Hills.Thursday:  Mark met  with his clients and closed on a single-family home near Bradford Hills. The clients are delighted  with their new property as it is in close proximity to family members. In the evening Mark conducted a final walk-through of a single-family home in Franklin.Friday: Mark closed on this Franklin home on behalf of his client who is in Florida. There was a delay with that funding and the wire being received but  it  all worked out in the end to the relief  and satisfaction  of both buyers and sellers. In the evening Mark attended a mixer hosted by Ameris Bank at Bosco's.

What a busy month for Barbara Childs of The Ashton Real Estate Group of RE/MAX Elite and Nashville Real Estate!  Two closings back to back - One was for an equestrian property in Leiper's Fork of Williamson County, and the other was for a new construction home in Nolensville, TN!  


Another closing is soon on a foreclosure in Bellevue, as well as working with out of town clients for lake front property.  


We all enjoy hearing compliments, and one client was overheard to say to Barbara, "As a person in sales myself, I have appreciated your persistence and low pressure - high information process."  Real estate sales are alive and well in Middle Tennessee!

            <title>Stacy DeLima has a great week selling homes in Nashville TN</title>
            <description> <![CDATA[ Stacy DeLima of The Ashton Real Estate Group of RE/MAX Elite has been selling homes and picking up new clients. She spent 3 days showing homes in Brentwood in the $600-$700k range to an out of state buyer. On the last day, Stacy mentioned a brand new listing that just came on the market and asked if her client wanted to see it. That was THE house! Her buyer put in an offer which was accepted and they will be closing in June :-) 

Stacy has more out of state buyers coming this weekend to look in Williamson county in the $450k range and she's been working hard to find a home in East Nashville for a young couple that have had a few deals fall through and hope to finally make a purchase. 


Stacy has a closing on a custom home site later this month and several more clients lined up to look at property. Busy times indeed for Stacy and TAREG!

            <title>Another successful week for Mark Oconnell in Nashville TN</title>

Monday: Mark attended a team meeting with The Ashton Real Estate Group of RE/MAX Elite. In the early afternoon, he successfully negotiated the purchase of a beautiful home in McGavock Farms. This has 5 bedrooms and is nearly 7,000 sq ft in size. In the late afternoon, Mark met his Californian client and completed the home inspection and termite inspection on the Single Family Home that was recently sale agreed.


Tuesday: Mark wrote an offer for a property in Brentwood on behalf of an existing client. This was for a 4 bedroom Single Family Home. This offer was accepted on Wednesday. In the evening, Mark did a final walkthrough on a beautiful 5 bedroom home in Franklin. The families of both buyers and sellers were present and a few neighbors dropped in to say “Hello”.


Wednesday: Mark attended the closing of the 5 bedroom property in Franklin for clients relocating from Delaware, Ohio. He also worked with existing clients and their lenders to arrange the financing and schedule appraisals of 4 separate properties currently under contract. In the afternoon, he attended a monthly meeting of a “Realtors Club” and completed the home inspection on the sale agreed property in McGavock Farms.


Thursday: Mark showed an existing client a 2 bedroom single family home near Vanderbilt Medical Centre. He also connected with clients returning to the team website. 


Friday: Mark met up with his TAREG colleague Jeff Checko to research plots of land. These were 3 to 5 acre plots in Franklin, College Grove and Spring Hills for clients relocating from Chattanooga who are considering building a custom home. In the evening Mark met up with colleagues at the Ameris mixer in Bosco’s. This was followed by dinner at Bricktop’s graciously hosted by Ameris Bank.

Saturday: Mark worked on behalf on a client and represented him in an online auction. This subject property was a 5 bedroom Single Family Home with 7989 sq ft in the Governors Club, Brentwood. This had an asking price of nearly $1,200,000. He also showed existing clients 4 to 5 bedroom properties in Green Hills priced between $500,000 - $600,000. ]]> </description>

Mark O'Connell of The Ashton Real Estate Group of RE/MAX Elite in Nashville met with new clients this week relocating from Florida. They looked up several Single-family homes in Gallatin and Hendersonville in Sumner county. These properties were in the $200,000 - $ 275,000 range.On Tuesday, Mark also listed a single home in Murfreesboro this week. This is a well priced home which has three bedrooms and two and half bathrooms. This is in the Indian Hills subdivision.  It has a large deck and a fenced rear yard And the asking price is $ 215,000. This property was photographed by Kirsty Blair has already had a number of viewingsWednesday was spent working with a home inspector, a radon inspector and an engineer at a property in Hendersonville to discuss structural  issues / repairs. This property is due close at the end of March.On Thursday, Mark helped two  different sets of clients agree leases for two rental properties. One was 2 bedroom apartment in Greenhills while the other was a five bedroom single family home in Brentwood.


Looks like it's going to be another busy year for Mark in real estate.

Laura Tanti of the Ashton Real Estate Group of RE/MAX Elite has had a very rewarding week. She lost a home for an out of state  buyer in a multiple offer situation 3 weeks ago. The buyers just couldn’t find anything that they liked as much. Laura decided to go the extra mile and call the listing agent to “check” in on the winning contract status. It paid off, seems they had just walked away from the deal hours before, Laura and her clients worked very hard to get a new offer submitted putting them in 1st place. The offer is accepted and her clients are very grateful for the extra work, and excited about their new home.


Laura also had a return client list their home in Gallatin, had 3 offers in 10 days and is sold.


Almost 1 million dollars in closings coming up in April…2013 is looking good!

            <description> <![CDATA[ Another great week is in the books for Dean Williams of The Ashton Real Estate Group of RE/MAX Elite.

 


He wrote a contract on a Lenox Village townhome for a first-time home buyer and after initially thinking she would need a co-signer, he connected his client with Armando SanMiguel and Ameris Bank and he was able to qualify her by herself! She's even more excited that after closing, she'll be able to have one month without a rent payment OR a mortgage payment!


 


Next, he took some more first-time buyers out looking for homes in Spring Hill. After seeing a handful of homes, they settled on a foreclosure and he's been guiding them through the offer and negotiation process. The market is so busy right now that his clients are now in a multiple offer situation.


 


His listing in Oak Hill Townhomes has been blowing up with showings and his seller is excited about the possibility of an offer.


 


He's got another potential client with a condo to sell in the crazy competitive Germantown area and he sent this homeowner listings for The Row at Berry Hill, the Lofts on Eighth, a few properties in trendy East Nashville close to Five Points, and the popular new development of Berry Fams in Franklin.


 


The market is heating up with the spring temperatures.

Molly McFadden of The Ashton Real Estate Group of RE/MAX Elite has had a busy week in Real Estate. On Monday she showed a total of 12 Condo's to 2 different buyers in the Nashville Downtown area which included showings at the Historical Kress building, The Viridian, and Germantown Lofts.


 


Tuesday she finalized negotiations on a Murfreesboro investment property which is set to close by Mid-March.


On Friday Molly spent her evening scheduling 3 showing appointments to her clients that included a showing in Germantown Madison Square.


 


Looking into Molly's weekend, she is starting her Saturday off with her first of seven showing appointments of the day starting at 10:00 in Murfreesboro with an investor for property in the MTSU area.


 


To finish Molly's weekend she will be showing property to a client she was able to convert this week in Christiana, TN.

On Friday 2 weeks ago, Mark O'Connell met up with his colleagues from The Ashton Real Estate Group (TAREG) of RE/MAX Elite at LP Fields. This was to shoot a TV commercial highlighting the fact that TAREG are the official Real Estate Team of the Tennessee Titans. This commercial is due to be aired in the coming months on Channel 4


 


On Monday, Mark met again with his client relocating to Nashville from Delaware, Ohio. He viewed a beautiful 5 bedroom Single Family Home in the River Landing subdivision of Franklin with a list price of $674,900.00. This home is very well presented and the owners put a lot of upgrades into it. Mark’s client wrote an offer for just over $610,000. After a number of days of negotiations and a number of counter offers, an agreement was reached to purchase this property for just over $645,000. This lovely home will close in April with the current owners remaining and leasing the home back from the buyers for a number of months.


 


On Tuesday, Mark met with another new client, also relocating from Ohio to Nashville and showed him 11 properties in Hendersonville, Gallatin, Lebanon, Mount Juliet and Old Hickory. This client wants to live on or near Old Hickory lake and is considering 3 to 4 bedroom Single Family Homes with a lake view, dock or dock permit between $350,000 – $550,000.


 


Wednesday was spent reconnecting with clients returning to search for properties on our website and older leads who had not been on the website for quite some time.


 


Thursday and Friday were spent with a new client relocating from Pennsylvania to take up a new position at Vanderbilt Medical Center. This client is hoping to rent a property for a minimum of a year and viewed a range of rental properties in the Belle Meade, West Meade and Green Hill areas. These were townhouses, condominiums and apartments with a minimum of 2 bedrooms and 2 bathrooms and ranging from $1,500 per month to $2,500 per month rent. A short list of preferred properties has being drawn up and the final choice will be between a 2 bedroom apartment in The Metropolitan development and a 2 bedroom apartment at The Grove Whitworth development.
